How to buy
From reservation to title.
Six steps, each ending in a paper you keep. Here is what happens and when.
- 01
Reserve a unit
Pick a lot on the map and pay the reservation fee at the office or online. The price, the VAT decision and the fees are frozen in your Reservation Agreement that day; the fee counts toward the price.
You keep: Reservation Agreement and official receipt
- 02
Sign the Contract to Sell
Within the days your agreement states, sign the contract and hand in the checklist: IDs, proof of income, and the documents your lender asks for. Missing the deadline can release the unit.
You keep: Contract to Sell
- 03
Pay the equity
Monthly equity, by cash, post-dated cheques, bank or e-wallet. The portal shows every due, every receipt and any penalty the contract allows.
You keep: A receipt for every payment; the statement on the portal
- 04
The loan takeout
Our documentation desk files your Pag-IBIG or bank loan. If the lender approves less than the balance, the difference is yours to pay before release — the portal says how much.
You keep: Letter of guaranty, then the release
- 05
Turnover of the house
Walk the finished house with our turnover officer, list anything to fix, then accept it and receive the keys. Association dues start the month stated.
You keep: Certificate of Acceptance
- 06
Your title
Within 180 days of full payment (PD 957), we pay the taxes from your misc fees, register the deed and deliver the title — to you, or to your lender as its collateral.
You keep: Your Transfer Certificate of Title
Your protections
The law is on the buyer's side. So are we.
Maceda Law (RA 6552)
A grace period to catch up on missed installments; after two years of payments, a cash surrender value of at least half of what you paid if the contract is cancelled. Cancellation needs a notarized notice and takes effect only 30 days after you receive it.
PD 957
We sell only under a DHSUD License to Sell, printed on every project page; you may stop paying without penalty if the project is not developed as approved; your title comes within 180 days of full payment.
Only licensed sellers (RA 9646)
Every Keystone seller is a licensed broker or a salesperson accredited under one. Pay only the Developer, against an official receipt — never a seller in cash.
